WHEN SHOULD I REPLACE MY ROOF?

​Over time, roof shingles deteriorate from exposure to the weather and sun. Eventually, roof shingles begin to crumble, pit, and stop protecting your home from water getting inside the roof structure. If nothing is done to repair or maintain your roof, you will eventually experience leaks that can damage your home. Roofs typically last 20 to 30 years, depending on the weather conditions in your area.

ARE ALL ROOF REPLACEMENTS EQUAL?

​Unfortunately, not all roofers are alike. Some roofers will skip important steps to protect your roof, even if you get an expensive shingle with a solid warranty. Many roofers do not install important roof materials and elements so they can make more money. Ultimately, you are the one that pays the price in the future when there is water damage to your home or if your roof needs to be replaced prematurely. We’ve seen this many times and make it a point to inspect all of our roofs during construction to ensure all the protective roof elements like drip edge, flashing, tar around pipe boots, and ice guard past the interior wall, have been installed in all of the correct places.

WHY WOULD I NEED TO REPLACE MY GUTTERS?

​Over a period of time, your gutters may not function correctly because of physical damage to the gutter or wood rot in the fascia board, which is where the gutters attach to the house. If you do not fix or replace your gutters, water may not be diverted away from the foundation of your house. Over time, this can cause water damage to the foundation or reduce the structural integrity of your home. These are very expensive repairs and it’s much better to prevent potential foundation damage by fixing your gutters. Another common reason to replace gutters is to give a house a new look and increase its curb appeal.

HOW DO I KNOW MY NEW GUTTERS WERE INSTALLED CORRECTLY?

​You can tell new gutters have been installed correctly when there are no leaks during a hard rain. Properly installed gutters divert the water from the roof to the gutters to the downspouts and away from the house or into a drain pipe. Always make sure your gutters are clean because dirty or clogged gutters do not function as well and may cause water to fall at, or close to, your home’s foundation. If you have clean gutters and still see leaks or large amounts of water coming from some part of the gutter, it’s probably time to call for a repair. Common problems are an incorrect pitch of the gutters, deteriorated sealant at the edges or into downspouts, or physical damage from falling tree branches or high winds.

IS THERE ANY RETURN ON INVESTMENT WHEN I REPLACE MY ROOF OR GUTTERS?

​Generally, there is little return on investment when you replace or repair your roof. Roof and gutter maintenance is an essential part of home upkeep and ownership. However, in some cases, a new roof or upgraded shingles can enhance curb appeal and help maintain or improve the value of your home if it were listed for sale.
